Smart Home Planning for an Altadena or Pacific Palisades Rebuild: A Timeline That Works
Rebuilding after the fires is, for most families, the only time they will ever build a home from the ground up. Between permits, architects, and contractor schedules, technology planning is easy to postpone — and postponing it is the single most expensive mistake we see on rebuild projects in Altadena and Pacific Palisades. The systems themselves can be installed late; the infrastructure that makes them work cannot. Here is the timeline we recommend, stage by stage.

Design phase: when technology decisions are cheapest

The right moment to involve a smart home integrator is when your architect is still drawing. Not because you need to choose speakers — you don't — but because a handful of decisions live in the plans themselves.

A dedicated equipment location. A ventilated closet or a corner of the garage for the network rack and AV equipment. On paper it costs nothing; found later, it costs a hallway closet you wanted for linens.

Conduit routes. Empty conduit from the equipment room to the attic, to the yard, and to key walls is the cheapest insurance in the entire project. It makes the home upgradeable for decades.

Keypad and shade planning. Lighting keypads (we design around Lutron) and motorized shade pockets change electrical layouts and window details — both are far easier drawn than retrofitted.

At this stage we produce a low-voltage plan the general contractor can bid and build from, so technology is a line item in the project rather than a surprise after it.

Rough-in: wire while the walls are open

Once framing is up and before insulation and drywall, the low-voltage rough-in happens alongside electrical. What goes in: network cabling to every TV location, office, and access point position; speaker wire for any room that might ever want music; wiring for cameras, doorbells, and shades; and the conduit runs from the design phase. Fiber between the equipment room and key distribution points future-proofs the backbone.

Two Altadena-specific notes from current projects. First, with Southern California Edison undergrounding distribution lines across the burn areas, service entries and panel locations are changing on many lots — coordinate the low-voltage plan with the electrical plan early. Second, many rebuilds are adding backup power; if yours is, put the network and connectivity on the protected circuits, because a home that is standing but offline during an outage helps no one.

Pre-drywall walkthrough: the last cheap correction

Before insulation goes in, walk the house with the integrator and mark every drop against the plan. Moving a wire at this stage takes minutes. This is also when we photograph every wall — a complete record of what runs where, which pays for itself the first time anyone needs to cut into drywall years later.

Finish phase: trim, racks, and calibration

After paint, the visible layer goes in: keypads, speakers, access points, cameras, shades, displays. The equipment rack is assembled and the network — typically Ubiquiti or Araknis with wired access points — is configured and tested under real load. Lighting scenes are programmed, audio is calibrated room by room, and the control system (Savant or Control4, depending on the home) is set up around how the family actually lives.

Move-in and after

The first weeks in a rebuilt home are when a system gets refined: scene timing adjusted, shade schedules matched to the light, network tuned as devices come online. We build that adjustment period into every rebuild project, and our care plans keep systems monitored and maintained after handoff — most issues are resolved remotely before anyone notices them.

What this approach saves

Measured against retrofitting the same capability after drywall, planning technology into the build typically saves several times the cost of the early design work — and delivers a cleaner result: no surface raceways, no compromised access-point placement, no "we can't get a wire there." The rebuild is a hard road; the homes coming out of it can be genuinely better than what was lost, and the infrastructure inside the walls is a large part of that.
