What actually adds value
- Infrastructure in the walls. Structured wiring, enterprise networking, and conduit are permanent improvements — like plumbing or electrical, they convey with the house, and buyers' inspectors increasingly look for them.
- Lighting control and motorized shades. Lutron systems with architectural keypads read immediately as quality, the way good millwork does. They photograph well, show well, and work on day one for a new owner.
- A dedicated theater or media room. Done properly, it is a signature amenity in this market — and impossible to improvise after the fact.
- Documented, serviceable systems. A system with documentation and a support relationship transfers cleanly. One held together by the previous owner's memory does not.
What does not add value
- Piles of consumer gadgets. Smart bulbs, plug-in cameras, and voice speakers leave with the seller or read as clutter.
- Obsolete or half-working systems. An aging, glitchy automation system can subtract value — buyers price in the cost of ripping it out.
- Over-personalized complexity. Systems only the original owner understands. Simplicity and reliability are what appraise well.
The Los Angeles context
On the Westside, listings now routinely feature technology alongside kitchens and pools: lighting scenes, theater rooms, whole-property audio, and — since the fires — resilience features like backup-powered networks and integrated camera systems. Agents in Beverly Hills and the surrounding markets treat a properly integrated home as a differentiator in a competitive segment, and buyers relocating from tech-forward markets arrive expecting it.
The honest caveat
Smart home value is realized when the system is professional, current, and documented. If you are installing primarily for resale, focus on infrastructure and lighting first — they are the layers every future buyer uses. If you are installing to live with it, value at sale is the bonus, not the reason.
