Who Installs Smart Home Systems in Beverly Hills Homes?

Licensed low voltage integrators install smart home and home cinema systems in Beverly Hills, and the work is permitted through the City of Beverly Hills, not through LADBS. Beverly Hills is its own incorporated city with its own building division, its own construction hour rules and its own historic preservation ordinance. That single fact changes the schedule, the wiring plan and often the equipment.

Why is Beverly Hills different from the rest of the Westside?

Most of what people call the Los Angeles Westside is city of Los Angeles territory. Bel Air, Brentwood and Pacific Palisades all pull permits through LADBS and take power from LADWP. Beverly Hills does neither. It is a separate municipality of roughly 5.7 square miles with its own Community Development Department, its own inspectors and its own plan check queue. Electricity comes from Southern California Edison. Water comes from the city itself.

For a homeowner this means one practical thing. An integrator who works mostly in Brentwood and treats Beverly Hills as the same jurisdiction will submit the wrong paperwork and lose two or three weeks. On a project where the drywall crew is waiting on low voltage rough in, that is not a small delay.

Beverly Hills also restricts when trades can be on site. Work is limited to weekday and Saturday daytime hours, with no work on Sundays or city holidays. Larger remodels can require a construction management plan covering parking, staging and deliveries, which matters on the narrow residential streets in the Flats where there is no room for a truck and a lift at the same time.

What do Beverly Hills walls do to Wi-Fi?

This is the single most underestimated problem in the city, and it is a construction issue rather than a networking issue.

A large share of the housing stock in the Flats dates from the 1920s and 1930s. Spanish Colonial Revival, Mediterranean and Tudor houses from that era were built with wood or expanded metal lath, three coats of plaster, and exterior stucco applied over galvanized wire mesh. Metal mesh inside a wall behaves like a partial Faraday cage. A 5 GHz signal that would pass through modern drywall with a loss of 3 to 5 dB can lose 20 dB or more crossing a single plaster and wire lath partition.

The consequence is predictable. A homeowner buys three mesh nodes, places them on the ground floor, and still has a dead guest suite at the back of the house. Mesh does not solve this, because the mesh backhaul is fighting the same walls the client devices are.

The fix in these houses is wired access points. One access point per 1,200 to 1,800 square feet, each fed by its own Cat6 run back to a rack, mounted on ceilings rather than tucked into cabinets. In a 7,000 square foot house in the Flats that usually means four to six access points, not two. The cabling is the expensive part, which is why the decision has to be made before plaster goes back on. This is the core of what we do in infrastructure.

How does Trousdale Estates change a home cinema plan?

Trousdale Estates sits north of Sunset on land subdivided in the 1950s. The neighborhood character is single story, low slung and hillside, and the city enforces height limits measured from grade along with design review. There are no basements in most of these homes.

That removes the option most integrators reach for first. In a two story house you put the equipment rack in a basement or a utility room and run cable up. In Trousdale there is no down. Racks have to live in a garage wall, a converted closet or a purpose built millwork bay, and every one of those locations needs active cooling and a plan for fan noise, because in a single story house the rack is never far from a bedroom.

Ceiling height is the second constraint. Mid century Trousdale homes commonly run 8 to 9 feet flat, sometimes with post and beam exposure. A Dolby Atmos layout with four height channels needs ceiling speakers that are close to directly above the seats, and with a 9 foot ceiling the vertical angle geometry is tight. What about the hillside streets north of Sunset?

The canyon streets above Sunset Boulevard have the opposite problem: vertical sprawl. A four level hillside house with a motor court on the top level and a pool deck at the bottom can easily put 250 feet of cable path between the rack and the farthest device once you account for the actual routing through walls and risers rather than the straight line distance.

Copper Ethernet has a hard limit of 100 meters, about 328 feet, including patch cords at both ends. On these houses we design with secondary distribution points on the lower levels, linked back with fiber, so no single copper run gets close to the limit. Deciding that in the design phase costs nothing. Discovering it after the walls close costs a great deal.

What does an open plan Beverly Hills living room do to sound?

Newer builds and gut renovations in the Flats favor a great room that merges kitchen, dining and living space, often with a glass wall onto the rear yard. Hard plaster, stone floors, and 30 or 40 feet of unbroken glass produce long reverberation and very poor dialogue intelligibility.

In a room like that, adding louder speakers makes it worse. The useful moves are placement based: keeping left and right speakers away from the quarter wavelength null created by the back wall, using a center channel with controlled directivity so more of its output reaches the seats and less reaches the glass, and using drapery, rugs and upholstered surfaces the designer was going to specify anyway as functional absorption. Motorized drapery on the glass wall does double duty, closing off both light and a large reflective surface for movie nights.

Do historic properties need special handling?

Beverly Hills maintains a historic preservation ordinance and a local register. If a property is listed, or is a designated landmark, exterior alterations come under review. Cameras, exterior speakers, lighting fixtures and any surface mounted conduit on a street facing elevation are the items that draw attention.

Even on unlisted 1920s homes, the practical rule is to route everything through attic and crawl spaces and to avoid cutting original plaster where a fish tape can get there instead. When should you bring in an integrator?

Before drywall, and ideally before the framing plan is final. The pre wire is the only part of the system that cannot be upgraded later without opening walls. Everything downstream, processors, speakers, panels, control interfaces, can be changed in an afternoon.
